Citigroup (NYSE:C) upgraded shares of National Retail Properties (NYSE:NNN) to Hold from a Sell rating, after the company announced results for the year ended December 31, 2009 on Friday. Additionally Citigroup increased their target price to $21 per share.

Shares of National Retail are up about three quarters of one percent.

Morgan Stanley (NYSE:MS) upgraded Home Depot (NYSE:HD) to Overweight on improvement in the housing market. The firm believes same store sales will go positive in the second quarter.

Home Depot is trading higher by two and half percent.

And JP Morgan (NYSE:JPM) upgraded shares of Disney (NYSE:DIS) to Neutral from Underweight. The firm increased their target price to $30 per share, pointing to general economic improvement. However the firm remained cautious in its tone, saying that full earnings recovery would "take the new management team time."

Disney is up more than half of a percent.
