A mortgage short sale refers to a sale of a property in which the lender agrees to accept less than the outstanding mortgage balance for a property and releases the borrower from the mortgage obligation. In many cases, a short sale is less costly to the the lender than a foreclosure, though it may have tax consequences for the borrower.
